The Best Area In The UK For Buy-To-Lets: Where is the very best area in the UK to buy houses as investments? Well, I recently visited Swansea, Wales. The houses in the street I visited were selling for about £100k-£125k, but they were renting out for about £900 a month! So the return on investment in this area is banging!

Even when you are buying property in somewhere like Swansea, you still need to be able to negotiate a good deal. This means finding motivated sellers. Motivated sellers want to sell their properties fast, and are therefore open to below market value offers. Examples of motivated sellers could include people that are moving out of the country or going through a divorce. Hence, a buyer that is ready to move quickly is more important to them than getting the best price.

To find motivated sellers, you need to avoid becoming a motivated buyer yourself. This means viewing a lot of properties and never falling in love with any particular one. Use formulas over feelings and make offers accordingly.

If you want to get a good deal, you need to prove to sellers and agents that you are able to move quickly. Being a cash buyer is one way to do this. When you are a cash buyer, you can make lower offers and still be taken seriously by the seller. Depending on their situation, they may even accept a lower cash offer, even if a higher, mortgage financed, offer is on the table.

If you don’t have the money to buy the property for cash yourself, you could consider bridging finance or a joint venture partner. This will allow you to have many of the benefits of being a cash buyer, while using less of your own money!

As Corey built relationships with estate agents, he started to get a lot of deals coming through to him. He wasn’t able to buy them all himself, so he just turned them away!
