Many of my students are Muslim and have found it hard to invest in property due to prohibitions on interest in their religion. This has meant that they have had to buy property with cash and haven’t been able to refinance their portfolios. However, there are Sharia-compliant methods for financing properties.
Samuel Leeds Islamic Finance will be offering 3 different bridging financing options for members of my Academy. These options are for Muslims, or anyone who prefers to finance their properties this way. In this article, I will explain the 3 Sharia-compliant bridging finance options offered by Samuel Leeds Islamic Finance.

1. Samuel Leeds Islamic Finance: Murabaha (Cost-Plus Financing)
The first option is known as Murabaha, or cost-plus financing. This involves us buying the property and then selling it back to the customer at a higher price. The customer then pays for the property via instalments. This allows us to make a pre-agreed profit without charging interest on the financing.
This is considered Sharia-compliant as it involves a sale, rather than a loan. It allows the customer to access financing without using interest. We have worked with experts to ensure that this complies with the relevant religious requirements for Islamic financing.
2. Samuel Leeds Islamic Finance: Musharaka (Partnership Financing)
Another option is known as Musharaka, or partnership financing. This is a joint-venture approach to financing. The customer buys part ownership in the property, and we buy part ownership in the property. Once the property is refurbished and sold, profits are split proportionately based on ownership.
This is Sharia-compliant, since this involves profit-sharing, rather than interest payments. Ownership in the property is shared until the property is sold, or one party buys out the other.
3. Samuel Leeds Islamic Finance: Ijara (Lease-to-Own Financing)
Lastly, we have Ijara, or lease-to-own, this is where we buy the property and lease it to the customer. Part of the rent payment includes an amount towards buying the property from us. Once all payments are made, we transfer ownership of the property to the customer.
This is structured as a lease with an option to purchase. When the customer makes payments, they include both rent and a payment towards buying the property, meaning no interest needs to be paid. Therefore, this is a Sharia-compliant way for Samuel Leeds Islamic Finance to provide bridging finance on investment properties.
