1. How To Invest In Property With 50k: Find The Right Property!
You will need to find a rundown property in need of refurbishment. These properties often have less competition because the average buyer is put off by the work required to fix them, or because they are unmortgageable.
If you are a cash buyer looking for a refurbishment project, you have the advantage! This means that you can negotiate a good price, placing you in a great position. But if you only have £50k, how can you be a cash buyer? I’ll explain…
2. How To Invest In Property With 50k: Bridging Finance And Refurbishment!
Well, you can act as a cash buyer with something called bridging finance! Bridging finance is a loan that allows you to buy a property and then move the property to a mortgage later. Because bridging finance is normally very fast, it is treated the same as cash! It can also be used to buy unmortgageable properties.
Once you purchase the property, you need to refurbish it. Focus on work that adds a lot more value to the property than it costs you to do.
3. How To Invest In Property With 50k: Pull Your Money Out And Keep The Property. Repeat!
Now that you have refurbished the property, you can put it on a regular buy-to-let mortgage. This is typically 75% of the new value of the property. The key is to ensure 75% of the new value of the property is equal to, or more than, what you spent buying the property and doing it up. That way you can pull all of your money out, in the form of a mortgage!
You can now take that same pot of cash and do it again and again. Overtime, you will buy 10 or more houses with the same money. That is how to invest in property with 50k!
