1. How To Become A Property Deal Sourcer: Co-Deal Sourcing
One of the fastest ways to become a deal sourcer, is to become a co-deal sourcer. Co-deal sourcing is where you find deals and then pass them to an existing deal sourcer. If the deal sells, they will then split the fee with you. Talk to deal sourcing companies and find out what sorts of deals they are looking for, and if they are willing to partner up.
Most deal sourcers will want to know that you have the background necessary to assess deals. Therefore, to do this, you will need some knowledge and training. Attend training events, read books and watch my YouTube videos as a starting point.
2. How To Become A Property Deal Sourcer: Deal Sourcing
Becoming a deal sourcer yourself means creating your own investor list to sell deals to. You will need to get to know property investors and collect their contact details. One way to do this is by attending networking events and property training. Another is to use paid adverts on social media.
Once you have a list, you can find deals and send them out. Your clients can then pay you a fee and receive the information. They will then have a set number of days to take the deal or ask for a refund. You can charge £3,000-£5,000 as a sourcing fee for many deals.
3. How To Become A Property Deal Sourcer: Bespoke Deal Sourcing
Another option is bespoke deal sourcing. Unlike other types of property deal sourcing, this is where you have an agreement to find a specific kind of property for an investor. This means that you will know exactly what to look for, and won’t have to guess as to what investors are after in a deal.
To secure a bespoke deal sourcing arrangement, you need to ask an investor what they are looking for at the moment. Then, make an agreement with them to find that kind of deal. Next, take a deposit. The deposit will either be returned to them if you can’t find a deal that meets their requirements, or taken off the sourcing fee, if you can. This means you only need one investor to get started with your deal sourcing business!
