This challenge was all about advertising serviced accommodation to get bookings. Sometimes it can be hard to know how to market your units effectively. In this article, I will explain how to advertise your Airbnb in 3 easy steps. By the end of this article, you should have the tools you need to help you get plenty of bookings!

1. How To Advertise Your Airbnb: Go Beyond Airbnb

If you only promote your serviced accommodation on Airbnb, you are missing out on potential customers. There are many other platforms to advertise on including Booking.com, Vrbo, HomeAway and many more. You can also create your own site for direct bookings, which allows you to benefit from sales without needing to pay platform fees.

That said, you will need to ensure that you don’t get double bookings, which can be hard with a large number of platforms all taking orders. This is where a channel manager comes in. A channel manager is software that keeps track of all your bookings in a central hub. Using a channel manager will make this process a lot easier and more automated.

2. How To Advertise Your Airbnb: Use Social Media And Leverage Your Connections

Another way to promote your Airbnb is via social media. Even if you don’t have a large following, you never know who might want to stay at your property. Additionally, if you know people with larger followings, they might be willing to share your posts as a favour to you.

If you are part of a property community, you can support each other by staying at other members’ serviced accommodation units. My Academy students often stay at each other's properties, which can really help with a new listing. Leverage your existing network, or join a property network if you are not already in one.

3. How To Advertise Your Airbnb: Reach Out To Companies And Events

Companies often need places for staff members who are travelling to the area to stay. Let companies know about your serviced accommodation units and offer them a discount. This works particularly well if you have a number of rooms or units available. Also speak to construction sites, as many workers travel in, and need places to stay.

If there are events in the area that people travel to, speak to the organisers. Offer discounts for their guests to use your serviced accommodation units. This is a great way to stand out above the competition and reach out to new markets.
