The Buy Refurbish Refinance strategy is a way of buying property that allows you to leverage your cash so that it goes much further. Traditionally, when you purchase a buy-to-let property you have to save up for the next deposit before you can buy another one. With BRR, you can buy multiple properties using a single pot of cash.
The way it works is simple. You buy a rundown property with cash (your own, a joint venture partner’s or bridging finance); you do up the property thereby raising its value; you then get a mortgage on the property based on the new value. You can normally get a buy-to-let mortgage for 75% of the value of a property. If 75% of the new value equals or exceeds the purchase price plus the refurbishment costs, you get your entire investment back in the form of a mortgage. You can use those funds to do it all again with another property.
